Seven Historic Homes open for Holiday Homes Tour
- December 6, 2023
Michael Bushnell Reporter
After a three year hiatus due to the pandemic, the Pendleton Heights Neighborhood is hosting its Holiday Homes Tour this Saturday, December 9th from 11am to 4pm. This year, seven historic homes will be open on the tour along with some bonus tour stops that aren’t listed in the official tour brochure.
Featured in this year’s tour are five homes within walking distance of each other just off the intersection of Pendleton and Garfield Avenues on the north side of Lexington Avenue.
Included in that group of homes are the stunning Flavel B. Tiffany Castle at 100 Garfield, the August P. Marty home at 1841 Pendleton Ave., and the Philip E. Chapel residence at 1840 Pendleton Avenue built in 1888.
A restoration success story in and of itself, the Chapel home fell victim to a fire that destroyed portions of the back side of the house in early 2019. When on tour in 2019, tour guests got to see the home immediately after the fire and all the ensuing damage. Now, according to Tour Co-chair Emily Reeves, guests will get to see the painstaking restoration work that the homeowners have completed. “The house has such a compelling story,” Reeves said. “We’re just really excited to include it on the tour this year.”
An anomaly on this year’s tour is the mid-century modern home at 1844 Pendleton Avenue that has an interesting history with some alleged Kansas City mob ties. We won’t offer any spoilers here so you’ll have to take the tour to find out all the juicy details.
The second group of tour homes is located south of Lexington Avenue on Garfield, each with its own unique history. First up is what was originally a “stack-duplex” at 350 Garfield. The present homeowners purchased the home and have done a stunning restoration/renovation into a single family residence. A bonus stop on the tour is the unique store-front carriage house behind the home that has been completely renovated as well.
Another tour repeat home is 508 Garfield, arguably one of the more famous homes on the tour, given it has at least seven “twins” scattered across the country. The home was model home in a Victorian Age house catalog and plans were available to purchase so homeowners could construct their own Queen-Anne style home. The home has been a labor of love for the present homeowner who has painstakingly and single-handedly brought the house back from the city’s demolition list.
Also on tour day, PH Coffee will be offering specials throughout the day and according to Reeves, there will be something for kids on the tour as well. “We’ve hidden seven Grinch ornaments, one in each one of the tour homes,” Reeves said. “Whoever finds the ornaments in each of the houses will get a free cookie at PH Coffee.”
Each of the tour homes will be festively decorated for the holidays. Advance tour tickets are $20 and are available at phkc.org.

Christmas Home Tour
Homes By Chris’ passion for building homes has allowed families across the Northland of Kansas City to design, build, and thrive in a variety of custom homes. As a business built on the ideal that a home is one of life’s most cherished possessions, Homes by Chris has partnered over the last decade with Rebuilding Together Kansas City to further their endeavor of providing homes across the Northland. Rebuilding Together Kansas City, a local home-building focused philanthropic organization, tackles various projects across the Northland to maintain and repair homes for neighbors in need through labor and material donations year after year.
The employees of Homes by Chris have poured many hours of volunteer labor and planning time to Rebuilding Together and would like to affirm their commitment to their community by donating ticket sales and trade donation proceeds of their “Home For the Holidays” home located at 5743 N Revere, Kansas City, Missouri in Forest Ridge Estates subdivision. The concept is simple: Enjoy the fruits of our labor by joining us for a woodland themed holiday house tour and donating to a great cause in Rebuilding Together- Kansas City.
This event wouldn’t be possible without the support of many of our wonderful vendors, who donated product and labor to this great cause. Please take a moment to recognize the valuable contributions to our Christmas home tour from our following partners:

Annual Kappa Holiday Homes Tour kicks off Wednesday, benefits Kansas City charities
MISSION HILLS, Kan . – From Leawood to Hyde Park, the owners of one-of-a-kind mansions with incredible seasonal decorations are opening their houses to the public for the annual Kappa Holiday Homes Tour.
The tour showcases holiday inspirations from area interior decorators and florists, but also raises thousands of dollars for area non-profits.
The designers and homeowners will be on site during tour hours to answer questions and show off the finer points of their concepts.
Proceeds from each ticket purchased go to charities throughout the Kansas City area. Over the 67 years of the tour, the Kansas City alumni chapter of Kappa Kappa Gamma sorority has raised more than $2 million.

Thousands of dollars from this year’s tour will benefit Sheffield Place, Healing House, and the Kappa Foundation.
Sheffield Place is a shelter for single mothers and their children who are homeless. Located in an old YMCA building on 12th Street in the northeast section of Kansas City, Sheffield Place requires all its residents to attend daily group activities, therapy and either work or go to school. 90 percent of women who complete the program become self-sufficient.
“They need to address the underlying problems of trauma, the underlying problems of addiction and then they're able to move forward and avoid homelessness from that point on,” said Nate Vander Hamm, the president of the board of directors at Sheffield Place.
The organization says it has seen the number of women in need increase every year since 2012. It will use money from the Kappa event to keep its programs running and buy more houses in the neighborhood to use as transitional living for families as they reach self-sufficiency.
Healing House is also in the northeast neighborhood of Kansas City, Missouri. It is a support services agency for people recovering from substance abuse. The group currently provides shelter to 180 adults and 30 children in a variety of homes throughout the neighborhood.
The founder says the organization turns away more than 100 people every week because it doesn’t have enough space to house everyone who needs the help. Healing House will use money from the Kappa Homes Tour to purchase and renovate a home to expand the number of people it can help.
“Hope is a game-changer. Just a little bit of hope that something could change in your life and you could come out of this despair and agony changes everything,” said Bobbi-Jo Reed, the founder and director of Healing House.
The Kappa Foundation puts money toward college scholarships and literacy initiatives.
Indian Hills Country Club will host a Holiday Shop where you can buy some decorations and items you’ll see on display in the homes.

His 28-year-old wife, Brittany — who is expecting the couple’s third child — sported a matching look to cheer him on from the sidelines, wearing the same shirt and sneakers with a pair of black bike shorts in photos she shared on Instagram .

The Kansas City Current co-owner — who sat with Patrick and close friend Travis Kelce at one of the team’s games over the weekend — brought kids Sterling Skye, 3, and Bronze, 1, along for the game, with her adorable daughter wearing a red Chiefs-print dress and white hair bow.
Both kids also got in on the Adidas action, with Sterling sporting white Samba OG sneakers ($55) with red stripes while her little brother wore the same style in a black-and-white version that matched his black outfit.
This is far from the first time Brittany and Patrick have coordinated their fits, with the fashion-forward couple wearing coordinating black-and-white looks at the 2023 Met Gala, rocking denim outfits to a Morgan Wallen concert this summer and matching in shades of blue for Easter 2024 .
With a fresh season of games ahead, we have a feeling the Mahomeses will be pulling out all the style stops, as usual.
