Pinewood atlanta studios rebrands as trilith, builds out 235-acre neighboring town.

Pinewood Atlanta Studios is reinventing itself. The Georgia-based production facility, long home to blockbuster films like the Avengers movies, is ditching the Pinewood name and rebranding as Trilith. As part of the change, the production hub is also expanding into a new 935-acre master development that includes not only the studio but a newly built 235-acre, European-inspired town, complete with its own houses, restaurants and schools.
The idea for the expansion came years ago when executives at the studio saw potential beyond the filming facilities they offered. The Pinewood Group, which runs Pinewood Studios in the U.K., sold its stake in Pinewood Atlanta to local partners late last year, paving the way for the studio to move forward with its expansion plans.

The name Trilith, which describes the three-stone structure of Stonehenge, was chosen because it represents the three pillars behind the new venture: storytelling, purpose-built places and emerging technology. “We’ve been in the facilities business and we needed to grow by adding two more pillars to our business,” says Frank Patterson, president and CEO of Trilith Studios, LLC. “This is a place where members of the film and creative industry feel like anything is possible.”
Patterson, along with his partner Rob Parker, set out to build a live-work concept that would serve as the development’s cultural center. Located in walking distance from the studio, the European-inspired town — on which they began construction two years ago — will have 1,400 homes designed for 5,000 residents by the time it’s complete. The housing options range from micro-homes to townhomes and custom-designed estate homes, all at various price points. (There’s a gated section of 10 high-end homes just for A-list stars, though one top actor is currently said to be living in a micro-house.) They already have more than 500 people living in the town and have sold more than 150 homes, with 20 to 30 new apartments opening up every week. “It’s all moving so fast,” says Parker, president of Trilith Development, LLC, who notes there’s a waiting list.
The residential neighborhoods have allotted 51 percent of the development dedicated to green space and more than 1,000 trees. Residents have access to 15 miles of nature trails, 54 acres of forest, 19 landscaped parks and a dog park. The area also recently launched a locally owned restaurant, Barleygarden Kitchen & Craft Bar, which is the first of a dozen food concepts that will be built in Town Centre, a 270,000-square-foot retail development that will also include shops. It’s expected to be built out over the next two years or so. “Everything we build is intended to endure and thrive, even 100 years from now,” adds Parker.
The town boasts a 60,000-square-foot fitness facility called the Piedmont Wellness Center and a K-12 micro school with a story arts focus and learner-driven technology called The Forest School. In addition, the area is home to the University of Georgia’s MFA screenwriting program and the Georgia Film Academy’s largest campus, which includes a soundstage, workshops, post facilities and classrooms. In 2021, Parker and his development partners plan to build a 180-room boutique hotel, a 120-room select service hotel, a nine-screen luxury cinema and an 18,000-square-foot soundstage to host industry and arts-related events in the town.
“We are excited about making a spectacular gathering place where professionals in the creative industries — and anyone who appreciates storytelling and innovation — will feel inspired and at home,” says Parker. “Typically creatives end up in leftover hand-me-down spaces, reclaimed warehouses and districts, that sort of thing. Part of our business is that they would get the best of and not the leftovers, so we built this town for them.”
To promote the growth of the ecosystem at Trilith Studios, Patterson is building more than 220,000 square feet of new innovative spaces on their 700-acre studio campus, including a Creative Office Centre designed to house content and technology companies and 60,000 square feet of smart stages with virtual production technologies designed to fit any budget. Trilith Studios already has more than 1 million square feet of production facilities, including 18 premium soundstages, construction workshops, costume shops, virtual production technologies and an extensive 400-acre backlot.
The hope, of course, is that the expansion of the studio and the growth of the nearby town will increase the value proposition for producers of major films and television shows. “We’ve been producing movies at this amazing Atlanta studio since the day it opened in 2014,” said David Grant, vp physical production of Marvel Studios. “We look forward to producing more great work at Trilith and expect to benefit from the new world-class facilities, technologies and expanding business ecosystem.” Trilith expects that it will create more than 7,000 jobs in total, including those related to the 60-plus businesses on site.
The town was designed to lure folks in entertainment, but it’s not only for them, notes Parker. “You don’t have to be a card-carrying professional in the industry to live here,” he says, adding in jest: “But you do have to be cool. We do have a cool test and if you’re not cool, you can’t live here.”

FAYETTEVILLE, Ga. — One of the biggest movie studio facilities in North America, located just south of Atlanta, is about to grow the community around it and get a new name.
The Atlanta-based Trilith Group, who recently purchased the Pinewood Atlanta Studios located near Fayetteville, announced on Wednesday they are re-naming the studio and expanding the “live, work, play” community popping up around it.
The new community will include 1,400 homes, 12 restaurants, an office center, a school, a fitness center, nine cinemas, two hotels, 19 parks and over 15 miles of nature trails.
The new community will employ over 7,000 people on the property once everything is finished.

The new studio name will be “Trilith Studios,” and Trilith will be the name of the master development featuring custom homes and micro-villages, chef driven restaurants and schools targeted for those in the film and creative industries.
“The new Trilith Studios brand signals to the entertainment industry our expansion from a facilities business to an ecosystem intentionally built for the creative industries," said Frank Patterson, president and CEO of Trilith Studios.
Currently, the Pinewood Forest development occupies some 235 acres surrounding the studio, the Trilith concept will expand that footprint to 935 acres. The planned, walkable community was designed with plans to house 5,000 residents in 1,400 homes with 600 designed for multiple families.

Pinewood Atlanta Studios, which bought out its U.K. mothership last year, is officially going solo, announcing a new name for its expanded production facilities and the adjacent planned community, previously called Pinewood Forest.
The entire live-work campus will now be called Trilith — an architectural term referring to structures like the ones that compose Stonehenge (two large vertical stones supporting a third laid across the top). “It’s a portal, a pathway, a gateway. And a nod to our U.K. heritage,” studios CEO and part owner Frank Patterson told Deadline.
The rebranding announcement called the new name “emblematic of the three pillars of creativity behind it: storytelling, purpose-built places and emerging technology.”

The studio opened in 2014 as joint venture between the Pinewood Group and River’s Rock, an independently managed trust of Atlanta’s Cathy family , the billionaire founders of fast-food chain Chick-fil-A.
Watch on Deadline
Pinewood Atlanta rode the wave of booming Georgia production including a host of Marvel movies, from the studio’s first feature Ant-Man to Ant-Man and the Wasp , Guardians of The Galaxy Vol. 2 , Captain America: Civil War and Avengers: Endgame to name a few.
In August, 2019 the Cathy trust bought out its U.K. partner and began a year-long separation. Trilith developers think the expansion of the studios and growth of the town will increase the “value proposition” of the site for producers of big budget films and television shows.
The newly named Trilith Studios is part of a 935-acre master development with a slate of vendor businesses, content and tech companies, sound stages and 60,000 square feet of “smart stages” with virtual production technologies. Pinewood recently launched a first-of-its-kind virtual LED stage.
The studio began a series of strategic investments in content and technology companies in January including initial investments in Believe Entertainment Group ( Dear Basketball ) and Sutikki, a children’s entertainment company.
The rising New Urbanist town facing the studio complex has custom homes, restaurants and schools aimed at servicing the film and creative community.
Rob Parker, president of Pinewood Forest, now Trilith Development, said the idea started with 235 acres of wheat fields adjacent to the studio. “So we could build anything. We said let’s make it a company town for the industry.”
Parker said Trilith is modeled on European town and residents can “live, work and play” within a seven to ten minute walk. It’s 20 minutes from the Atlanta airport. Construction started two years ago and there are currently 400 people living there with 150 homes sold, Parker said. The goals is to house 5,000 residents in 1,400 homes of various sizes accommodating “the price sensitivities of creatives in all stages of their careers.”
The town recently opened its first restaurant, locally owned Barleygarden Kitchen & Craft Bar, the first of 12 planned eateries. A retail development with shops in the town center will follow.
“We are excited about making a spectacular gathering place where professionals in the creative industries – and anyone who appreciates storytelling and innovation – will feel inspired and at home,” said Parker.
The residential neighborhoods at Trilith will comprise the largest geothermal community in the U.S., with 51% of the development dedicated to green space. Residents have access to 15 miles of nature trails, 54 acres of forest and 19 landscaped parks — including a dog park.
The town also house a gym, a K-12 school and the University of Georgia’s MFA program in Screenwriting. The Georgia Film Academy, which was founded by the state’s University System and the Technical College System in 2014 to meet workforce needs for the film and creative industries, has its largest campus at Trilith that includes a soundstage, workshops, post facilities and classrooms.
In 2021, Parker and development partners plan to build two hotels, a cinema and an 18,000 square foot sound stage to host industry and arts-related events in the town.
The executives anticipate the entire Trilith project will create more than 7,000 jobs.
“We’ve been producing movies at this amazing Atlanta studio since the day it opened in 2014,” said David Grant, VP of Physical Production of Marvel Studios. “We look forward to producing more great work at Trilith and expect to benefit from the new world-class facilities, technologies and expanding business ecosystem.”

Photos: How a new town tied to Georgia’s TV and film industry is rising south of Atlanta
Next door to Pinewood Studios, construction is well underway on 235 acres of former Fayetteville wheat fields
About 30 miles south of downtown Atlanta, a multidimensional town is rising from former wheat fields, but it’s hardly a rudimentary mixed-use venture or oversized subdivision.
Two-hundred and thirty-five acres of former farmland in Fayetteville are being transformed into what’s been christened Pinewood Forest, a development that promises an eventual 700 new homes, 600 apartments, 300 hotel rooms, and some 270,000 square feet of commercial space with restaurants and retail.
With Pinewood Forest neighboring the hulking Pinewood Atlanta Studios film production facility, the project is slated to feature a high-end movie cinema concept—with what project leaders believe will be the first covered rooftop theater.
The development is now in Phase 1, which is projected to bring 166 houses and 40,000 square feet of retail space, as Pinewood Forest president Rob Parker told Curbed Atlanta on a recent tour.
Developers are in year two of what’s expected to be a seven-year endeavor. Eventually, it could yield a mini-city (technically, it’s part of Fayetteville, the county seat of Fayette County) fit for about 5,000 residents—1,300 front doors, Parker said.
The community would also feature 15 miles of multi-use trails weaving through cozy subdivisions and, of course, a forest.
Already, it features the country’s first geothermal and solar energy-powered micro-home village, where six rental units serve as teasers for the 50 for-sale tiny homes planned later.
More than 100 people already live at Pinewood Forest, and more residents—including This is Us actress Wynn Everett—are on the way.

History of Pinewood Studios
?? Heatherden Hall, near the village of Iver in Buckinghamshire is built. Heatherden Hall is purchased by Lt. Col. Grant Morden, a Canadian financier, who transformed the mansion by adding a huge ballroom and Turkish bath.
1920s Heatherden Hall became a retreat and private meeting place for politicians and diplomats.
1921 In November 1921 the Irish Free State Treaty was signed at the Hall (agreement to form the Irish Free State).
1931 British Pathe Newsreel about Heatherden Hall
1934 When Grant Morden died in 1934 the estate was purchased at auction by Charles Boot for £30,000 who had recently inherited a large construction firm from his father Henry Boot, who died in 1931. Within twelve months Charles Boot transformed Heatherden Hall into the office building for a new movie complex which occupied the grounds, a project Boot worked on with J.Arthur Rank. There are two main fronts to the mansion, one very formal 3 story entrance and another that is mostly seen in films. A conservatory has been added to this front where the door was. Along the side is the grand Ballroom. The house has extensive grounds with formal gardens and lakes, plants and features. There are many trees surrounding the manor which is where the name “Pinewood” originated from. The house has been featured in many British films, including The Amazing Mr Blunden, Chitty Chitty Bang Bang, From Russia with Love (as the SPECTRE headquarters) and the Carry On films, and in such television series as One Foot in the Grave and Midsomer Murders.
1935 November – Construction starts on the Studios.
1936 30th September – The studios are officially opened.[2] The first production to take place at Pinewood was London Melody in 1936. The first complete production (from start to end) at Pinewood was Carol Reed’s Talk of the Devil. [2] There was a celebration to launch the studio on D Stage, where London Melody was starting shooting.
1947 A landmark year for the studio, with six major productionsat Pinewood, including Oliver Twist, directed by David Lean, and the £500,000 production of The Red Shoes.
